Shovels are officially in the ground at Sovereign Rise, Lewis Land’s first land lease community and the newest chapter in the $1.5 billion Sovereign Hills masterplan in Port Macquarie.

The project will deliver 135 homes, with award-winning Morr Homes and Projects appointed as the builder. Port Macquarie Hastings Council Mayor Adam Roberts joined the site for the official sod turn, describing developments like Sovereign Rise as key to meeting the diverse housing needs of the region’s growing population.

A milestone for Lewis Land

Sovereign Rise marks Lewis Land’s first move into the over-55 lifestyle estate space. Head of Development Michael Long said choosing the right construction partner was critical, and Morr Homes and Projects’ local knowledge and residential track record made them the right fit.

The project isn’t just about housing. Over the next five years, construction is expected to generate more than 900 jobs and support local trades and businesses throughout the build.

Why Port Macquarie, why now

The numbers tell the story: 43 per cent of Port Macquarie’s population is aged 55 and over, well above the national average of 29.5 per cent. Sovereign Rise is designed to meet that demand, giving downsizers more choice while letting them stay close to family, friends and the community they already know.

What residents can expect

Homes will be a mix of two- and three-bedroom single-level designs, set along wide, 10-metre boulevard-style streets with generous driveways and extensive landscaping. On the lifestyle side, residents will have access to a resort-style lap pool, bowling greens, pickleball courts, a gym, sauna, cinema and library.

Senior Development Manager Trent Kelly said the first stage will bring 60 homes online, with lifestyle and recreation amenities following soon after. He pointed to Sovereign Rise’s connection to the broader Sovereign Hills community as one of its biggest strengths — residents will be able to walk to Sovereign Place Town Centre, shops and cafés, and many will already have family living nearby.

Looking ahead

Lewis Land is continuing to expand health and wellness offerings across both Sovereign Rise and Sovereign Hills. Based on the current construction program, the first residents are expected to move in during late 2027.
